Concept + Schematic Design
For each project we start by conducting research, verifying site conditions and defining our client’s goals and objectives to develop our personalized design approach and process for the project. In close communication with our clients, we define all budget, scheduling and programming parameters to ensure that all requirements are respected.
Inspirations are gathered, colour palettes are defined, and our concept is developed. During this phase we utilize spatial studies and sketches to explore the project in further detail. Space planning is completed to define circulation and to lay out key areas. Finishes and selections are curated for the project and represented in a visual and graphic format. This Design Deck, accompanied by physical samples, articulates our vision for the space clearly for our clients.
Design Development
Further refinement of the design is completed. We collaborate closely with the consultant team to ensure all aspects of the project coordinate. We delve deeper into the details with finalization of all finishes and FF&E selections. As we develop our drawings, we take further consideration into lighting concepts and the full envelope of space. Renderings are developed as necessary to support the drawings and design scheme. All the presentation materials come together to give the Client a realistic view of the design.
Construction Documentation
Our team creates construction drawings consisting of Furniture Plans, Construction Plans, Reflected Ceiling Plans, Elevations and Details and writes specific FF&E and Base Building Specifications for each selection and material. HPS Inc.'s documentation are true working drawings that provide all the information needed to successfully procure, fabricate and construct according to the design. For all custom features and millwork outlined in prior phases, we create highly detailed drawings. We integrate all hardware, plumbing and equipment and coordinate with all consultants. We see millwork as a great opportunity to integrate highly functional aspects into the design.
We specify and design with longevity in mind, considering durability and maintenance. We take the topic of responsible design seriously, ensuring accessibility, code compliance and sustainability are integrated appropriately. After our documentation is completed, we guide our clients and communicate with the team through a page turn. We participate in the tendering process to ensure the project runs smoothly into construction. Revisions and updates are coordinated as required.
Contract Administration
During construction we participate in regular consultant team meetings and conduct site reviews as required to ensure compliance with our documentation. We respond to all RFIs and review all shop drawings, finish samples and submissions for design intent. We supervise FF&E installation and coordinate all styling as required. Deficiency reviews are conducted to ensure the results meet our clients’ expectations.
